We can advise on the best method of procurement, guiding you through the process to ensure a successful construction project; from choosing the right contractor to ensuring that the contractual framework and documentation are correct for the nature of the work, your construction experience and view of balancing risk with involvement or control.
Third-party investment in a project often requires that expenditure and value is monitored and certified during various stages of the construction. We are able to provide monitoring and certification services to satisfy third-party funding requirements.
Our services include the ability to manage projects on behalf of our clients, and are specifically beneficial when we act as ‘Employer’s Agent’ where a ‘Design and Build’ procurement route is chosen.

We manage the Contractor selection process on your behalf; from drawing up a shortlist, inspecting previous projects and interviewing potential contractors to following up on references and professional certification to ensure that the contractor selected to undertake your project represents the best suited in terms of price, reputation, ability and workload.
Tender Administration & Reporting
We administer the project throughout the tender period ensuring that all changes are communicated swiftly and accurately to all tendering contractors. Once tenders are received, we analyse and report on all bids; identifying key issues and shortlisting and interviewing potential candidates.
Value Engineering & Cost Management
Budget pressures or the introduction of more cost effective options during the tendering process may necessitate the undertaking of value engineering activities in order to ensure that costs are managed within the agreed budget.
Post-Tender Negotiations & Contract Documentation
Following the receipt of tenders, we manage any final adjustments and revisions to the tenders of the competing contractors, and represent you in any post-tender negotiations to arrive at an agreed Contract Sum. We are also able to prepare and collate contract documentation including incorporating any agreed alterations that may be have been made during the Post-Tender negotiations.
During construction, we value completed work, in conjunction with the contractor, to ensure that any periodic or stage payments made accurately reflect the work done at that time.
Contract Variations & Cost Control
We understand that changes occur and that the requirements of our clients may vary during the course of the construction works. When this happens, we work with you and the contractor to ensure that costs are controlled and that the price of any agreed variations to the Contract Sum are fair and reasonable in relation to the original tender and the change in the scope of works or specification.
Once work is completed on site and the project satisfactorily handed over to you, we agree the final cost with the contractor based upon the tender price and any subsequent variations agreed during the construction process.
